How Much Does an EICR Cost? London Price Guide

Residential EICR prices by bedroom, what the inspection covers, and when you need a separate quote.

By EICR Certificates London · Updated 31 October 2026

An EICR from EICR Certificates London costs £125 plus VAT for one bedroom, £160 plus VAT for two, £200 plus VAT for three, £250 plus VAT for four and £300 plus VAT for five.

These residential prices cover an Electrical Installation Condition Report in Greater London; they are not market averages. HMO, commercial, larger-property and remedial requirements are quoted separately. The inspection records the installation’s condition, including any defects identified. Paying for the report does not mean the installation will receive a satisfactory assessment.

HMO, Commercial and Remedial Prices Are Quoted Individually

HMO EICRs, commercial fixed-wire testing and remedial work are quoted individually.

RequirementPriceInformation needed
HMO & Property Licence EICRs Quoted Describe the accommodation layout, shared areas and installation boundaries. Explain how access to occupied rooms will be arranged and provide relevant licence requirements. This helps establish which parts of the property the inspection must cover. Where licensing applies, supply the current licence so its electrical-safety conditions can be considered.
Commercial EICR & Fixed-Wire Testing Quoted Identify distribution boards, known circuits and premises use. Supply available electrical records and explain when power interruptions can be accommodated. The quotation needs to reflect the agreed installation and testing arrangements, rather than a residential bedroom count.
EICR Remedial Work Quoted Provide the observation schedule and supporting report. The findings establish the work requiring attention; further investigation may be necessary before repairs can be defined. Ask for a written scope identifying the proposed work and its completion evidence.

Larger residential properties and property types absent from the schedule need an individual price confirmation.

For commercial premises, a circuit count is useful background, but it does not replace defining the boards, areas and inspection boundaries.

What Does the EICR Inspection Price Cover?

The EICR price covers inspection and testing of the agreed fixed installation and a report recording its condition; repairs are separately quoted.

The engineer visually examines wiring, distribution equipment and accessories, alongside appropriate electrical tests. These assess matters such as conductor continuity, insulation, polarity and protective-device operation. The assessment uses BS 7671:2018+A4:2026 and records the evidence supporting its conclusions.

What to expect in the report

  • Extent and limitations: the installation covered and any restrictions affecting the inspection.
  • Overall assessment: a satisfactory or unsatisfactory outcome based on the findings.
  • Observations: identified defects or concerns, with classification codes explaining their significance.
  • Test schedules: circuit details and recorded results supporting the assessment.

Your report emailed as a PDF. An unsatisfactory outcome remains a valid inspection result: it identifies action needed. Separate appliance checks concern equipment supplied for use, rather than the building’s fixed wiring. Limitations should explain what could not be examined, rather than leaving the reader to assume that every part was accessible.

A Landlord Certificate Price and a Package Price Need Different Scope Checks

The bedroom schedule prices the EICR inspection; a landlord package must identify the additional checks and documents included.

“Landlord electrical safety certificate” commonly means an EICR. A package can combine that report with PAT checks of supplied appliances and their records.

EICR inspectionPackage scope to confirm
Assessment of the fixed electricsWhich supplied appliances receive PAT checks
Condition report and supporting schedulesAppliance register and inspection/test records for the tenancy file
Bedroom-based inspection priceQuoted package total, exclusions and separately priced work

Keep the appliance information distinct from circuit results within your landlord compliance pack. The residential EICR figure is not a package total. Ask: “Which appliances, checks and documents does this quotation include?”

Why Can Two EICR Quotes Differ?

Two EICR quotes can differ because the installation, inspection coverage, access arrangements and separately priced work differ.

FactorWhy it mattersWhat to confirm
Installation boundaries Additional boards and sub-mains can serve distinct parts of a building. Which boards, outbuildings and communal supplies fall within the agreed scope?
Circuit numbers and identification Missing labels or records can mean circuit tracing is needed. Share known circuit information and existing schedules; identify uncertainty.
Access Locked rooms or obstructed electrical points affect what can be inspected. Who provides access, and which restrictions need resolving beforehand?
Power interruptions Testing requires planned isolation, which affects occupants and business activities. Agree suitable arrangements for disconnecting supplies during the visit.
Reporting, VAT and exclusions A headline figure may describe a different set of deliverables. Confirm report schedules, VAT treatment and work priced separately.

These are comparison factors and inputs for individually quoted jobs, not a surcharge schedule for the published residential prices. A lower headline price alone does not establish the quality or completeness of an inspection.

Budget Separately for Findings, Investigation and Repairs

An EICR inspection price does not include an unknown repair bill: findings and any required investigation define the separately quoted work.

C1 means danger present and C2 means potentially dangerous; either makes the overall result unsatisfactory. C3 recommends improvement and FI flags a matter for further investigation; on the current BS 7671:2018+A4:2026 model report, neither makes the result unsatisfactory on its own, though an FI still needs following up. Read what C1, C2, C3 and FI mean.

  1. Review the observations and the action each finding requires.
  2. Establish the investigation or repair scope before agreeing the work.
  3. Obtain a written quotation defining the proposed remedy and exclusions.
  4. Retain appropriate completion certificates or written remedial confirmation with the original report.

See what happens after an unsatisfactory EICR for the resolution process.

Immediate danger requires immediate action and must not be left while ordinary quoting proceeds.

Free, no-obligation quotes for remedial and repair work. Ask whether the quotation includes:

  • Necessary follow-up testing.
  • Any further attendance needed.
  • The relevant completion documentation.

The evidence required depends on the work undertaken; a fresh EICR is not automatically needed in every case.

What to Confirm When Booking an EICR in London

For a London booking, provide the postcode, property type and access arrangements so the inspection scope and price can be confirmed before attendance.

The published schedule belongs to this provider’s residential service. Use the address to establish coverage and practical arrangements, rather than assuming a borough-based price adjustment.

  • Nominate the tenant, letting agent or managing agent who will coordinate entry.
  • Arrange access to consumer units and relevant rooms; disclose building-entry or parking restrictions.
  • Identify communal landlord installations separately from electrics serving the individual dwelling.
  • Discuss power interruptions with occupants and identify activities that need advance planning.

Check coverage and find the relevant local information through EICR in your area.

Compare the Written Scope Before Choosing a Price

Compare EICR quotations using the same inspection scope, reporting requirements, VAT treatment and exclusions.

Use these six questions when reading each written offer. If an answer is unclear, request clarification before accepting the quotation so that the price and expected deliverables can be compared directly.

  • Which installation and distribution boards does the quoted inspection cover?
  • What access is needed, and what limitations are anticipated?
  • Are the condition report, observation schedule and circuit test results included?
  • How is VAT shown, and what other confirmed charges apply?
  • How will findings be explained and any remedial quotation prepared?
  • Would subsequent testing, attendance and completion documents be priced separately?

Send the property type, bedroom count, known additional boards, access constraints and any existing report. Giving each provider the same information helps expose differences in scope without relying on the headline figure alone.

EICR Cost Questions Buyers Ask

Before booking, check who can inspect, when another report is due and which installations or documents the price covers. These answers address common points that affect the choice of service.

Can a Normal Electrician Do an EICR?

The electrician must be qualified and competent in inspection and testing for the installation being assessed. General electrical work alone does not establish competence in periodic inspection or interpreting results. Check their experience with comparable installations, then verify their relevant qualifications and registration. NICEIC registration is not the only legal route; check the engineer’s qualifications and registration before commissioning the report. The inspector should be able to explain their recorded conclusions.

Is an EICR Needed Every Three Years or Five Years?

For rented homes covered by England’s electrical-safety regulations, inspections are required at least every five years, or sooner if the report specifies. An earlier recommended date can therefore mean a three-year interval: see EICR renewal intervals and legal requirements. The framework extends to social rented housing through the 2025 amendment. Owner-occupied homes and commercial premises are outside this blanket rented-housing rule. Their inspection needs must be assessed in their own context.

Does an EICR Check Every Socket?

An EICR does not mean every socket is dismantled; the inspection extent, any sampling and limitations must be agreed and recorded. Testing a ring final circuit and recording its results is different from opening every accessory, and inaccessible rooms or points must not be represented as inspected. Arrange access beforehand, then read what is checked during an EICR to understand coverage, including how restricted access is reflected in the documentation.

Does an EICR Include Smoke Alarms?

An EICR covers mains-wired smoke-alarm circuits as part of the fixed installation, not a separate alarm-system inspection or certificate. Assessing that supply circuit does not certify alarm operation or system compliance; see what an EICR does and does not cover. EICR Certificates London does not provide fire, smoke, heat or CO alarm services, so these must not be assumed within the inspection price.

Is an EICR the Same as an Electrical Installation Certificate?

An EICR reports on an existing installation’s condition; an Electrical Installation Certificate records the certification of new installation work. See EICR, EIC and Minor Works certificates explained for document selection. The correct paperwork depends on the work commissioned: residential EICR pricing cannot be applied to an EIC for a rewire, new circuit or consumer-unit replacement, which forms part of separately quoted installation work.

Does an Old Fuse Box Automatically Need Replacing?

An old fuse box does not automatically need replacing just because a newer wiring standard exists; its condition and protective arrangements need assessment. Findings on a consumer unit or rewireable-fuse board determine whether investigation, repairs or upgrading need consideration, with proposed work defined and quoted separately. For the assessment concerns, read about an old fuse box with no RCD protection.
