EICR certificate Haringey: portfolio compliance
Managing properties across Hornsey and Tottenham means keeping evidence against each address, not just recording that an electrician attended. We work with landlords, letting and managing agents, housing associations and freeholders who need to show what was inspected, what needs attention and what's been resolved.
Private rented homes require EICRs at least every five years under the 2020 private-rented Regulations, or sooner where the report requires it. Licensing conditions also need checking. Social housing electrical safety duties now cover existing as well as new tenancies. For commercial premises, the Electricity at Work Regulations drive inspection and testing appropriate to risk; higher-risk settings can need shorter intervals.
Our EICR Haringey programme starts with the property schedule, existing reports and access requirements. We separate building responsibilities from individual dwelling scopes so your landlord electrical safety records don't leave shared installations unaccounted for.
You'll receive a coded electrical installation condition report for each property, emailed as a PDF, plus a written remedial quotation where needed and the appropriate certificate after those works. That gives you evidence to manage, rather than an attendance note. Start with a clear inspection brief: unresolved responsibility can leave an entire supply outside the programme.

EICR paperwork ready for scrutiny
Your portfolio may include Wood Green alongside other borough locations, but each address needs evidence that answers the same practical questions: what was checked, what needs action and who's responsible next. Book an EICR in Haringey with competent, insured engineers and receive the findings by email, so you've got an inspection record to review against your duties instead of another appointment marked complete.
Local knowledge
Landlord electrical safety certificate Haringey: stock and duties
EICR Haringey planning needs to distinguish occupied buildings, phased handovers and privately let flats. More than half of the borough's homes are rented, so EICR testing belongs in ongoing property management, alongside licence applications and repair decisions.
Council and Housing-Association Homes
Broadwater Farm Estate combines retained council blocks with a redevelopment programme: ageing landlord supplies need continuing inspection, with consumer-unit replacement or rewiring directed by their condition. Northumberland Park estates also illustrate why future redevelopment doesn't remove present maintenance duties while homes remain occupied. Across this type of London stock, we've found that testing needs to establish which installation serves which space before repairs can be sensibly specified.
Purpose-Built Blocks and Landlord Supplies
New River Village is beyond its developer defect period, with communal testing responsibilities for the block manager and five-yearly reporting duties for privately rented leasehold flats. Don't treat a communal inspection as evidence for an apartment's separate installation. Assessing condition against BS 7671 also doesn't mean condemning wiring simply because standards have changed.
Rented Conversions, HMOs and Period Houses
Haringey's borough-wide additional HMO licensing covers three- and four-person HMOs and non-compliant section 257 converted flats, with an EICR condition attached to licences. Selective licensing covers 14 wards, but Hornsey ward isn't included; Noel Park and Harringay are, so an N8 postcode alone won't settle the question. Check the ward and tenancy arrangement before building your inspection schedule, because being outside selective licensing doesn't remove a private landlord's testing obligation.
New-Build and Regeneration Schemes
Love Lane Estate / High Road West is a phased regeneration scheme, where retained buildings still need landlord and communal checks until decant. Completed rental phases enter their initial inspection cycle from first tenancy; proposed replacement housing isn't evidence that an occupied block can wait. Keep handover records distinct from the continuing obligations attached to older accommodation.
Shops, Offices and Other Commercial Premises
Sky City above The Mall Wood Green brings residential communal installations and a retail landlord's non-domestic supply into the same mixed-use setting. Those supplies need separately defined inspection scopes and accountable duty-holders, rather than an assumed building-wide result. A clearly drawn boundary makes the repair decision and its supporting evidence much easier to defend.
EICR certificate Haringey: booking questions
What will the inspection cost?
Residential prices are £125 plus VAT for a 1-bedroom property, £160 plus VAT for 2 bedrooms, £200 plus VAT for 3 bedrooms, £250 plus VAT for 4 bedrooms and £300 plus VAT for 5 bedrooms. HMOs, commercial premises and larger properties are quoted individually. We confirm the fixed inspection charge before attendance; repairs cost extra. Settling the scope early helps you authorise expenditure without delaying the booking.
How long will testing take, and can tenants stay?
The installation's extent, accessibility and condition affect the time needed; don't assume every flat takes an identical slot. EICR testing involves access to circuits and interruptions to electricity, so discuss occupancy and essential equipment beforehand. We're open 8am to 10pm, seven days a week. For a Tottenham rental, agreeing access before arranging the visit helps avoid a wasted attendance.
Can our maintenance team do the checks?
Only someone qualified and competent to inspect and test the installation should undertake the assessment. Your EICR is carried out by a NICEIC-registered engineer. A visual check won't establish whether protective devices disconnect correctly during a fault, and familiarity with a building doesn't replace testing competence. Arrange a proper assessment before relying on informal assurances in your compliance file.
What happens if the result is unsatisfactory?
C1 means danger present, C2 means potentially dangerous, and FI requires further investigation; C3 identifies a recommended improvement. We provide free, no-obligation quotations for remedial work. Required corrections need verification through testing and suitable certification, rather than simply reissuing the original with a different conclusion. For private rentals, required remedials must be completed within 28 days or any shorter period specified. An adverse finding needs prompt decisions, not filing away.
Does older wiring automatically need replacing?
No. BS 7671 provides the assessment standard, but age alone doesn't establish that an installation is unsafe. For your EICR Haringey booking, existing records help explain earlier alterations; actual inspection findings determine what needs attention. Testing can distinguish necessary repairs from recommended improvements, giving you a sounder basis for approving work. Investigating condition before committing to replacement avoids making an expensive decision on appearances.
Keep Haringey electrical inspection records in order
If you're accountable for Hornsey properties, you need inspection evidence you can explain to tenants, leaseholders or a regulator, with outstanding actions clearly identified. Put landlord electrical safety on a documented footing with qualified, insured electricians, so the next review starts from recorded findings and a clear understanding of what remains unresolved. Call to book your EICR and turn those responsibilities into an agreed inspection brief.
